From legacy to luxury: steering NABNI Developments into a new era of architectural excellence and international partnership

Your family’s entrepreneurial story spans from palm and sandalwood trade in the 1950s to shaping Dubai’s skyline today. How do you see that legacy of adaptation and foresight influencing NABNI’s approach to real estate?
Our approach to real estate has evolved quite significantly over the years, though our values have remained the same. When we established NABNI, our focus was on high-end commercial developments to address the needs of Dubai’s rapidly growing business sector but over time, we made a strategic shift towards residential. This was driven by a surge in buyers and international investors within the luxury space. 2024 saw the fastest increase in Dubai’s annual population rate since 2018; this, as well as increased tourism and desirability to own luxury real estate means continued growth, and continued demand. Turning our expertise towards crafting homes, we have developed extensively in Al Furjan and adopted the branded residence model with the recent launch of Waldorf Astoria Residences Dubai Business Bay – the crown in our portfolio. We are tailoring this to a very specific lifestyle, providing personalised services, and prioritising architectural excellence and value for residents. In everything we have done and continue to do, we are driven by passion, imagination and attention to every detail.

From introducing Italian furniture to Dubai in the 1950s to pioneering Lamborghini’s entry into the market, your family has consistently taken bold bets. What lessons did the supercar chapter teach you about risk, resilience, and brand positioning that you now apply to property development?
Indeed, we’ve always pushed boundaries in terms of business and working with Lamborghini was a huge learning experience for us that has helped shaped the way we operate today. We had many successes such as (building and) opening the brand’s largest showroom in the world and becoming global sales leader – and at the same time, faced many challenges, especially when the brand underwent a change in ownership. My father often used to tell my brother and I that we take too many risks, but for me, calculated risk is necessary to innovate and progress. In business, it’s not about avoiding risk, but strategically managing it and resilience is necessary as we face and overcome tribulations. In terms of positioning, we’ve always had an appreciation for quality, whether it be the loud roar of an exquisite supercar or the finest of marble hand-selected from a quarry in rural Italy. Quality has driven our family business through the generations, shaping our trajectory as we grow and evolve with Dubai.
NABNI’s real estate debut set a new standard with Business Avenue in Deira, at a time when quality office spaces were rare. How important was it for you to challenge convention early on and how does that DNA carry into your latest luxury residential projects?
This was the foundation on which NABNI was born, defying development norms. When we unveiled Business Avenue in Deira almost 25 years ago it was somewhat revolutionary, because at the time, office spaces were generally converted from residential buildings and fell short of quality standards. We began delivering purpose-built, high-quality commercial properties crafted from premium materials that not only transformed the local market, but set a precedent for future developments. As we transitioned into residential projects, emphasis remained on quality – and through our long-term partnership with renowned architect Carlos Ott, and recently Hilton and HBA for Waldorf Astoria Residences Dubai Business Bay, we are only perpetuating our obsession with attention to detail.

The collaboration with architect Carlos Ott has become part of your brand identity. What role do global design partnerships play in ensuring NABNI developments aren’t just buildings, but architectural statements on the Dubai skyline?
Indeed, we have worked with Carlos Ott on several of our projects; his portfolio and philosophy align with our ambition to create iconic and timeless designs, and he clearly understands our vision of balancing international style with local context – this is very important to us. The sleek, sculptural form of the Waldorf Astoria Residences Dubai Business Bay tower for example blends modernity with tradition and fits perfectly within its urban landscape. It represents the pinnacle of elegant living in the heart of our world-class city. Ott’s designs are sculptural, bold and dynamic, and always contextual; his mission is to create buildings that are architecturally iconic. The interiors of the tower have been curated by famed design firm HBA and feature exquisite finishings and contemporary fixtures. Every inch of the tower exudes quality, refinement and excellence. Working with globally recognised names ensures quality and innovation – it also raises buyer confidence and sets you apart.

Your upcoming Waldorf Astoria Residences in Business Bay is being positioned as a new benchmark in branded residences worldwide. What does this project represent for NABNI’s global ambitions and how do you balance international luxury standards with Emirati heritage in your developments?
As the first standalone Waldorf Astoria Residences outside the US, Waldorf Astoria Residences Dubai Business Bay has helped place NABNI on the global luxury property stage. Collaborating with such a storied brand, with heritage and style so intrinsic, is a pleasure for us – Hilton perfectly understood our wish to ‘localise’, and Ott and HBA are making it a reality, with the highest standards. As I mentioned, our brief to Ott was to draw inspiration from the brand’s history and Dubai’s urban landscape. Every element of the tower has been carefully considered to maximise space, light, views, and the needs of today’s modern cosmopolitan lifestyle. Discreet elements of Middle Eastern design have been incorporated throughout to ‘ground’ the tower, and the bespoke timepiece we had specially created for the entrance is inspired by the region. Its Arabescato marble base symbolizes stability and timelessness, while the moon phase detailing and Arabic numerals honour celestial rhythms and Emirati culture.

NABNI is now looking beyond Dubai, with Sharjah, Abu Dhabi, and even select European markets on the horizon. What defines a “NABNI-worthy” opportunity, and how do you assess the balance between ambition and disciplined growth?
While we see long-term potential in markets like Sharjah, Abu Dhabi and even internationally, our focus today is firmly on Dubai. The city continues to experience record demand driven by population growth, global investor appetite and its position as one of the world’s leading lifestyle destinations. For us, a “NABNI-worthy” opportunity is one that allows us to deliver architectural excellence, lasting value, and a lifestyle tailored to discerning residents. At this stage, Dubai offers ample scope to achieve that vision, and we plan to strengthen our presence here before expanding outward.

Generational wisdom is core to your story, with the third generation now joining the business. What values or lessons from your grandfather and father do you most want to preserve and what new perspective do you hope the next generation brings to continue evolving NABNI’s legacy?
Generational wisdom has always guided our journey. From my father, we inherited the values of hard work, integrity, and the vision to build for the future rather than just the present. He also instilled in us the importance of ensuring risk is entirely calculated, how to find resilience in the face of challenges, and an uncompromising pursuit of quality. These principles continue to define NABNI’s approach today. As the third generation steps in, I hope they bring a fresh perspective on technology, sustainability, and the evolving definition of luxury – ensuring that NABNI continues to create residences that set new benchmarks for excellence.
